The Best Luxury Real Estate in Skopje – Top 4 Choices

You are probably asking yourself where are the best locations for luxury real estate in Skopje, and I am here to give you an answer to that question. In the first part of this article I will go through the most prestigious buildings in Skopje, and after that I will explain to you what are the most luxurious areas of Skopje. In the end I have left the procedure of buying real estate in Skopje for foreigners. Let’s start.

Diamond of Skopje

The most recent large scale real estate project in Skopje on a prime location in the city center developed by Turkish construction company Limak  – four residential towers, in between Diamond Mall and Limak 5 star luxury hotel.

The whole project is looking quite promising, although it is still under construction. First two towers are completed, as the shopping mall and hotel. Two more towers are still under construction as the supporting facilities.

Some of the best views in Skopje are located in this complex, most of the apartments have floor to ceiling windows, some of them have huge terraces, and apartments on the corner are especially cool. Building of course has 24/7 security and reception.


Current price per square meter is around 3000 euros, rent for a small one bedroom apartment is around 600-800 euros, while larger two bedroom apartments are around 1000 to 1200 euros monthly.

Adora Flatiron

This is my personal favorite in Skopje. Adora is the name of the company that constructed the building. It is a well known, and respected domestic company that has projects all around the SouthEast of Europe. They are known for large scale, high quality luxury buildings.

The most impressive part of the building is the building lobby located in the middle of the building. Walls that are surrounding the lobby are lined with marble, they are stretching floor to top, and on the top there is an opening that is letting the lights in. It looks very impressive.

Of course the building has 24/7 reception and security. The apartment options that can be found in this building are one bedroom, two bathroom, three bedroom apartments, and quite large duplex apartments. They rarely appear on the market for sale, and price is hugely depending on the size, furnishings and how many parking spots the apartment has. Rentals can go anywhere from 450-500 euros for a small one bedroom apartment to up to 1200 euros for larger apartments. Large duplex apartments can go significantly higher than this pricing.

Another interesting thing about this building is that the location of the building is technically in KIsela Voda Multicipality, although it’s just 10 minutes walk from the main city square.

Cevahir Sky City

Cevahir Sky City is one of the largest residential complexes in this part of Europe – four towers each 40 floors high, nothing can match the views from Cevahir. Complex features a shopping mall (still under construction), gym, and a swimming pool. Each tower has its own 24/7 reception and security.

Price per square meter will largely depend on the floor, the higher the floor the higher the price, and of the furnishing of the apartment. There are options for one bedroom ,two bedroom, and three bedroom apartments. The rent is usually from around 500-600 euros for one bedroom, 600-800 for two bedroom apartments and up to 1000 to 1200 euros for three bedroom apartments. They can be found for a bit lower prices, but I don’t see  the point of renting an apartment in this building on the lower floors.

Other Types of Luxury Real Estate in Skopje

This is where it gets interesting. Probably the best pieces of real estate can be found in the areas of Center, Debar Maalo, Vodno (Apartments and villas), Bardovci (Villas), Karpos, Kozle (Apartments and Villas) and Taftalidze. Apartments are usually located in smaller buildings 2-3 floor buildings, and each floor has one unit per floor, although they can be easily found in other types of residential buildings usually on the upper floors.

Luxury apartments in Center, Debar Maalo, Karpos, Kozle and Taftalidze, should cost around 2000 euros per square meter, they can also go a couple of hundred up and down depending on the building, exact location, furnishings and size. Rents are about 500 to 600 euros for a one bedroom apartment, and they can go up to 1200 euros for more spacious apartments.

Luxury Areas of Skopje

Bardovci

Bardovci is an area that is outside of Skopje some 15 minutes drive. In Skopje Bardovci is a synonym for luxury and privacy. The whole area is packed with new and luxurious villas.

Vodno

Vodno is bordering City Center Municipality. While the area is mainly populated with luxurious villas and representative offices of embassies and consular departments, there are parts of it that are offering high end luxurious apartments, also smaller one bedroom and two bedroom unities can be found here as well.

Zdanec

Preferred place of living for diplomatic personal stationed in Skopje. Type of properties are mainly villas, many of them have fantastic view overlooking the Skopje and surrounding mountains,
