Skopje Apartments for Rent in City Center

Skopje city center is probably something like you’ve never seen before. From one side you will have Old Turkish Bazaar, cultural heritage from the times of Ottoman Empire, from the other side you will have buildings from the time of Communist Yugoslavia, somewhere in between there will be several buildings in baroque style, and in the middle you will find the main city square dominated by big sculpture of Alexander the Great. The whole area is packed with restaurants, bars, pubs and cafes.

If you like diversity, culture, and bustling city life, then renting an apartment in Skopje City Center is the right decision for you. 

Cost of renting an apartment in Skopje city center should go from 450-600 euros for one bedroom, from 550-800 euros for two bedroom apartments, and the maximum price can reach up to 1200 euros for a luxury apartment or more. There are probably some cheaper options, however they will be old and the tear and wear of the apartment will be quite visible, in my opinion they are not fitted for living.

Debar Maalo (Bohemian Quarter)

Not far from the main square you will find Debar Maalo. Bohemian quarter of Skopje. When we moved to Skopje two years ago from Kyiv we rented our first apartment here.

It is packed with restaurants, bars, cafes and kafanas. Kafana is a national Macedonian restaurant, Macedonians adore it, and you should too. The food in those places is fantastic. Additional advantage is that City Park is quite close and it’s big, a perfect place to spend an easy Sunday morning, take a walk, and just to enjoy coffee on the bench.

If you like bohemian life, if you like knocking on the doors of bars and restaurants, if you love to enjoy your morning coffee in the shade of an old tree in the middle of the city center surrounded by like minded people, by all means do not look any further, just get an apartment in Debar Maalo.

This will cost you the same amount as if you are renting in City Center. From 450-600 euros for one bedroom, from 550-800 euros for two bedroom apartments, and for the luxury property you will have to put out 1200 euros per month or more.

Karpos (As Good as City Center)

Karpos is kind of considered as the city center by the locals, or at least part of it, and there is a good reason for that. Just one street divides Karpos from Debar Maalo. So all the noise of the city center and bohemian quarter is just one street away, however Karpos is much more different, in a good way.

In Karpos there are plenty of green areas, kind of a small park in between buildings, perfect for taking the kids out, walking dogs, or just enjoying walking by yourself. With that, some of the finest restaurants in Skopje are there, and there are plenty of small cafes. Skopje City Mall is also there. 

If you are moving to Skopje with a family with small children, and you don’t want to exclude yourself from night time attractions, then Karpos is probably the best place for you to settle in Skopje.

When it comes to the cost of rent, Karpos is divided into Karpos 1, 2, 3, 4, while 1 and 2 will have almost the same pricing as Center and Debar Maalo, Karpos 3 and 4 will be slightly cheaper and you will need around 350 to 400 euros for one bedroom apartment, and from 500 to 800 euros for two bedroom apartment. Also in Karpos 1 and 2 luxury properties can be found for around 1200 euros.

Aerodrom (City Within the City)

It is the largest municipality of Skopje, and it is also hosting one of the biggest residential projects in this part of Europe – Cevahir Sky City. Due to its size, look and feel will vary. Some areas will be quite green, some not, some areas will be one street away from the city center, some will be quite far away. Aerodrom is kind of a city within the city, and you will find everything there that is needed for a cozy and comfortable life – schools, malls, supermarkets, restaurants, bars, cafes, everything is there.

Aerodrom because of its size, can be perfect to settle a family as much as it could be convenient for someone who is feeling comfortable with the small city vibe, and in case that you enjoy modern living, in that case Cevahir Sky City just might be the perfect solution for you where you can enjoy some of the best views in Skopje.

When it comes to rent cost, you will need about 350 to 400 euros for a one bedroom apartment, and around 500 to 550 euros for a two bedroom apartment, and for around 600 euros you can get a three bedroom apartment. 

Cevahir Sky City is more expensive, for a one bedroom apartment you will need about 500 euros, for a two bedroom apartment around 600 to 700 euros, and for a three bedroom apartment up to 1000 euros. They can be found in a smaller price range, but they will be located on the lower floors, and in that case there is no point in renting one there, Cevahir is all about the view from the upper floors.

Votno (The Luxury Rentals)

Vodno area is kind of a diplomatic quarters, most of the embassies are located in that area, as well as some of the finest villas and apartments in Skopje.This is the part of Skopje located on the hill above the Skopje (Vodno is name of the hill). While the area will not have many restaurants, markets etc…(there are a couple of them) the city center is easily accessible by car, it’s no more than 5 to 10 minutes drive. 

If you are looking for a luxurious property, regardless if it is an apartment or villa, and your main requirement is privacy, however you don’t want to sacrifice being far from the city life – Vodno is the right solution for you. You will find everything that you need there.

When it comes to the pricing, a luxury apartment can go from 12000 to 2000 euros, depending on the size and amenities, while houses can range from 1500 euros to 3000 euros, in some cases can reach up to 5000 euros. Smaller one and two bedroom apartments can be found for about 600 to 800 euros.

Bardovci (Luxury Villas)

Bardovci is located some 15 minutes drive from Skopje.It is a kind of gated community that is not gated. It is packed with luxury villas surrounded by walls. In Skopje nothing spells more luxury & privacy than Bardovci. I think nothing more needs to be said about it, it’s self explanatory,

Size, conditions, and amenities of the villa will determine the price, they range from 2000 to 5000 euros monthly.

Taftalidze (Family Oriented)

Taftalidze is an area of Skopje that borders the city center for one side, and from another side Karpos.It is a residential area, and it is the most peaceful part of central areas of Skopje. Taftalidze is just one street away from the center of Skopje. The area of Taftalidze around NOVA school is quite popular due to the proximity of this high quality school.

If you need peace and quiet, but you want to be centrally located then Taftalidze is the right solution for you. Area is packed with small streets where drivers only go if they really have to, you will be protected from the city noise, and you will be just a few steps away from the city center if needed.

Monthly rent cost for a one bedroom apartment will start from 400 euros, for two bedrooms from 550 euros to 800 euros, and the three bedroom apartment will cost you from 700 to 900 euros.

Kapistec (Family Oriented)

Kapistec is, in my opinion, quite a unique part of Skopje. It is a small area of Skopje located within Skopje Center Multiplicity and it’s easily recognizable by huge brick buildings, and in between those buildings small parks. In this area you will find some of the finest restaurants and bars in Skopje. The area is packed with mega markets, small markets, green market stands, shops, essentially with everything that you might need to have a comfortable life. Unlike Center and Debar Maalo which are more oriented for hosting foreigners, Kapistec is more locally oriented.

If you want to feel the true local vibe and experience local life in Skopje without any sacrifice because you will have a touch of nature and a touch of night life within the same area, in that case Kapistesis is the right place for you.

Additional advantage of Kapisted is that if you are lucky enough to, you may find for an example in one of those brick buildings 800 to 100 m2 apartment for the price of around 600 euros, in other cases one bedroom will cost you around 400 to 500 euros, and two bedroom will be from 500 to 800 euros.

Kozle (Family Oriented)

Kozle is the area where we currently live, our main reason was that in front of our building there is a park, and also there are several more parks in the area which is very convenient if you own a dog like we do, and also in choosing this area it might helped that my wife’s favorite restaurant Forza is close bay, so as my favorite bar – Pogon. The only disadvantage of Kozle is that it is a bit far from the center, it is a beautiful area no questions about it, however if you don’t drive, it might not be the best solution for you. 

If you need a combination of nature, peace and fine dining, then Kozle is the right place for you. Just keep in mind that you need the car to enjoy your stay here.

When it comes to price ranges, you need to keep in mind that some parts of Kozle are considered to be quite prestigious due to the close proximity of some embassies, and rents can go up to 1200 euros for luxury apartments, and around 2000 to 3000 euros for houses. Usually a one bedroom apartment will cost around 350 euros, while a two bedroom apartment should cost around 450 to 500 euros.

Kisela Voda (Odd)

Kisela Voda is the oddest part of Skopje in my opinion, it is not favored by locals at all, which completely  contradicts the fact that one of the most luxurious buildings in Skopje, if not the most luxurious building is located there – Adora Flatiron building. Thing is that some parts of Kisela Voda are basically the city center, 5 min walk and you are on the main square, and some parts are as far as 20 min drive from it.

Next thing is that some parts of it are old buildings, very old buildings that no one has touched for decades, zero maintenance done, and some other parts are brand new buildings settled in well planned areas. IIf you carefully choose the right location within the Kisela Voda you may enjoy all the benefits of living in the city center and not have to pay like you are living in the city center.

If you are on a budget, and you don’t want to be far from the city center, Kisela Voda is the right solution for you.

One bedroom should cost you around 300 to 350 euros, for a two bedroom apartment you will need to set aside about 400 to 450 euros, exception is Adora Flatiron building which is technically part of Kisela Voda Multipacity, however it is on the border with city center and the main city square is 10 minutes walk where one bedroom apartment will cost you 450 to 500 euros, and the rent will increase up to 1200 euros monthly depending on the size of the apartment and the number of bedrooms.

Crnice, Vlae, Hrom

For the end I have left parts of Skopje called Crnice, Vlae and Hrom, let’s call them notable mentions. All three areas are quite beautiful, and popular among the local population, however they might not be the best solution for forgeiners. The reasons for that are because they are quite far from the city center, they are completely local areas, people might not speak English, and you might have problems with communication. They are 100% not recommended to live there if you don’t own a car. If you have no problems with any of those, good news for you, you can save some money on rent. 

In those areas you can find quite beautiful apartments for significantly lower prices than in the central areas.One bedroom apartment can be found for around 300 euros, and two bedroom apartment should be around 400 to 450 euros.
